Welcome to Timberland Acres RV Park!

We’re excited to have you stay with us! Our goal is to provide a safe, relaxing, and enjoyable camping experience for all our guests.

To help everyone make the most of their stay, we ask that you review our campground policies before arriving.

By making a reservation, you agree to the following terms and conditions:

Reservations, Payments & Cancellations

Reservation Deposits

• A deposit equal to 50% of your reservation total is required at the time of booking.
• Monthly reservations require a $500.00 non-refundable deposit.
• Monthly and seasonal deposits of $500.00 are non-refundable.
• All reservations are subject to 9% Maine State Tax.
• All reservations are subject to a $10.00 campground fee.
• Online reservations are subject to an additional 4% booking fee.
• Reservations and assigned sites are non-transferable.

Cancellation Policy

We understand that plans sometimes change. Please review our cancellation policy carefully before booking.

Standard Reservations (13 nights or fewer)

• Cancellations made 8 or more days before arrival will receive a refund of payments made, less a $20 cancellation fee.
• Cancellations made 7 days or fewer before arrival will result in forfeiture of the deposit, without exception.

Extended Stays (14–29 Nights)

• 50% deposit is forfeited upon cancellation, regardless of when the cancellation occurs.

Monthly & Seasonal Reservations

• A $500 non-refundable deposit is required.

Additional Cancellation Information

• All cancellations must be made during regular business hours, 8:00 AM–6:00 PM Eastern Time.
• No-shows will be charged the full reservation amount.
• Refunds will not be issued for early departures.

Site Assignments & Site Lock Fees

While we do our best to accommodate site preferences, specific site numbers are not guaranteed unless a site lock fee is paid at the time of booking.

• 'Shoulder season' site lock fee: $30 per requested site.
• July and August site lock fee: $78 per requested site.

Without a site lock fee, Timberland Acres reserves the right to adjust site assignments as needed.

Arrival & Departure Information

Campsites

• Check-In: 12:00 PM
• Check-Out: 11:00 AM
• Late departures are subject to a $25 fee.

Office Hours

Our office is open 7 days a week, 8:00 AM–6:00 PM.

Arriving after 6:00 PM?

No problem! Please call our office before closing so we can explain our late check-in process and ensure your arrival goes smoothly.

Campsite Occupancy & Equipment

We want every guest to enjoy a comfortable camping experience while maintaining a safe and spacious environment.

• Campsite rates include up to 4 people.
• Additional guests are $8 per person, per night.
• Only one camping unit is permitted per site.
• Tents may not be set up on a site occupied by a camper.
• Water/electric sites may accommodate a maximum of 2 tents.
• Designated tent sites permit 1 tent.
• Campsites may not be transferred to another guest.

Holiday Reservations

A 3-night minimum stay is required for the July 4th holiday weekend.

Campground Safety & Quiet Hours

Speed Limit: 5 MPH

For the safety of our guests, especially children, our campground speed limit is strictly enforced at 5 MPH.

Please drive slowly, remain alert, and watch for pedestrians and bicycles throughout the park.

Quiet Hours

10:00 PM–7:00 AM

We ask all guests to respect their neighbors and keep noise to a minimum during these hours. Quiet hours are strictly enforced.

Campfires & Firewood

• Fire rings may only be moved by Timberland Acres employees.
• Firewood is available for purchase on-site.
• To help protect Maine's forests, out-of-state firewood is prohibited.
• Fireworks are not permitted anywhere in the campground.

RV Waste Disposal

• RV holding tanks may only be emptied in designated dumping areas.
• Gray water must never be discharged onto grass, campsites, or campground roads.

RV Washing

RV washing is permitted at the discretion of Timberland Acres management. A $10 washing fee applies.

Children, Bicycles & Recreational Equipment

We love seeing families enjoying the outdoors! To keep our campground safe for everyone, please review these important guidelines with your children.

Bicycles & Wheeled Equipment

• Children 16 and under must wear a helmet when using non-electric wheeled recreational equipment.
• All bicycles, scooters, and other wheeled recreational equipment must be parked at your campsite by dusk.
• Riders must stay on designated paved roads.
• Passing moving vehicles is strictly prohibited.
• Parents and guardians are responsible for discussing bicycle safety with their children.

Electric Ride Devices

Guests under age 16 are not permitted to operate electric ride devices within the campground, including:

• Electric scooters
• Hoverboards
• Electric bicycles
• Electric Power Wheels

Timberland Acres reserves the right to address unsafe riding behavior directly with children and suspend riding privileges when necessary.

Golf Carts

Golf carts may be operated by:

• Licensed drivers age 16 or older
• Individuals age 21 or older

A valid driver's license must be provided when renting a golf cart.

Pet-Friendly Camping

We love welcoming your four-legged family members!

To ensure a pleasant experience for everyone, please follow these pet guidelines:

• Pets must remain leashed at all times.
• Owners are responsible for cleaning up after their pets throughout the campground.
• Pet waste must be disposed of in designated trash receptacles, never in fire rings.
• Pets may not be left unattended for extended periods.
• Current rabies vaccination documentation must be provided at check-in so a copy can be kept on file.

Swimming Pool Rules

Our swimming pool is a wonderful place to relax and enjoy your vacation!

For everyone's safety:

• There is no lifeguard on duty.
• Children under 16 must be accompanied by an adult.
• Children without an adult present will be asked to leave the pool area.
• Additional pool rules are posted at the pool entrance and must be followed.

Visitors & Additional Guests

We welcome visitors, but all visitors must register at the office before entering the campground.

• Visitors must stop at the office to obtain a vehicle pass.
• A visitor fee of $5 per person may apply.
• All visitors are expected to follow campground rules and policies.

Additional Amenities & Services

Complimentary Wi-Fi

Wi-Fi is provided at no additional charge. Please understand that speeds and reliability may vary, particularly during peak occupancy periods.

Alcohol Purchases

Alcohol is available for purchase in the campground office. A valid photo ID is required for every alcohol purchase.

Respecting Our Campground

We take pride in maintaining a clean, welcoming environment for all our guests.

Please leave your campsite in the same condition you found it.

Timberland Acres reserves the right to charge guests for property damage, missing items, or excessive cleanup required after departure.

Management also reserves the right to remove guests without a refund for violations of campground policies or other conduct deemed unacceptable by management.
