Terms and Conditions


  • Check in time for camp sites is 12:00pm and check out time is 11:00am, there is a $25 charge for any late departures. Check in time for cabins is 3:00pm. The office is open 8am-6pm, 7 days a week, if you find you will be arriving after 6pm please give the office a call, so we can explain the late check in process.
  • Speed limit is 5 MPH, we take this very seriously!
  • Site numbers are subject to change and are not guaranteed unless a site lock fee was paid during the time of booking. The site lock fee is $30 per requested site, $40 during July and August due to high demand.
  • Timberland Acres has a 7-day cancellation policy. Cancellations 8 or more days prior to your arrival date will receive a refund of any monies paid, less a $10 cancellation fee. Reservations that are 14 days or more will result in a $50 cancellation fee if cancelled 8 days or more prior to your arrival date. Cancellations must be made during regular business hours, which is 8am to 5pm EST. Cancellations 7 days (or less) prior to your arrival date will result in no refund of your deposit, no exceptions!  No shows will be charged the full amount of the reservation.
  • 50% of your reservation will be charged when your reservation is made. Monthly and Seasonal stays require a non refundable deposit of $300.00. Refunds will not be given for early departure.
  • All rates are based on 4 people per site. An additional $8/person/night will be charged for every person over the 4-person limit.
  • We only allow one camping unit per site. Tents are not allowed to occupy a site with a camper. We allow a maximum of 2 tents on a water/electric site. Only 1 tent is allowed on a tent site.
  • Quiet hours are 10pm to 7am and is strictly enforced.
  • Fire rings are to only be moved by Timberland Acres employees.
  • RV tanks are to only be dumped in designated dumping areas. Grey water should NEVER be dumped on the grass, site, or roads.
  • Bikes are allowed in the park during daytime hours, please educate your children on the basics of riding in traffic, stopping at stop signs, no passing cars, no riding through sites, etc. Helmets are required for ALL children 16 and under, this includes bicycles, roller blades, skateboards, hoverboards, scooters, etc. Timberland reserves the right to speak to a child and take away any riding privileges if deemed appropriate.
  • Timberland Acres is pet friendly, but we ask that pets be always leashed, are cleaned up after, and are not left unattended. Please dispose of waste in designated trash bins, fire rings are not acceptable. Rabies vaccination papers are required to be copied upon check in and put on file.
  • All visitors must stop in the office for a car tag. A $5/person fee may apply. 
  • Timberland Acres reserves the right to remove any guest without a refund if any of our rules are violated or for any other reason, we deem appropriate. A charge may be processed for damages and or any extra cleanup once a guest has departed. Please leave sites as you found them.
  • WIFI is complimentary, during peak times, speed may be slow and reliability may be less than usual. 
  • Holiday weekends: A 3-night minimum stay is required for July 4th.
  • Alcohol is available for purchase in the office. A valid I.D. is required every time you purchase alcohol.
  • Golf carts are permitted to be driven by a licensed driver 16 and older or someone who is 21 years of age and older. A license must be provided in order to rent a golf cart.
  • There is NO lifeguard at the pool, children under 16 must have an adult present. Children will be asked to exit the pool if a parent is not present. Additional rules are posted outside the pool gate.
  • Firewood is sold on site, firewood from out of state is not permitted.
  • Fireworks are not permitted in the campground.
  • RV washing is allowed at the discretion of Timberland Acres. A $10 fee will be charged for washing.
  • Sites are non transferable.


        Cabin Terms & Conditions

  • Linens are not provided for any cabin. You must bring your own towels, bedding, pillows, chairs for around the fire etc.
  • No pets are allowed in the cabins
  • A 50% deposit is required upon making a reservation. Any cancellations will result in forfeiture of this deposit. Discounts do not apply to cabins.
  • If any damages are done to a cabin you will be subject to a damage fee.
  • We take inventory of the cabin before arrival, if anything is missing after departure, you may be subject to a replacement fee.
  • Rates include 4 people, each additional person is $8 per night plus tax. 
  • There is a 3 night minimum on cabins
  • There is absolutely no smoking allowed inside the cabins
  • No tents on cabin sites.
  • Check in is at 3:00pm and check out is at 11am.
  • Upon check out, trash must be removed from the cabin, dishes must be clean, and furniture must be returned to its original position, and lights turned off.
  • A grill, fire ring, and picnic table is provided. Please do not move these unless permission is granted.
